The tenants and landlords both have certain responsibilities when it comes to Grand Junction Colorado property management. Both must take care of the rental units as well as the areas surrounding them. In fact; the owner-resident relations Act also mentions these duties.
It is a tenant's responsibility to meet the obligations that are mentioned in the rental lease agreement, the Act/law mentioned above as well as the rules made by the landlord. When these rules are not followed the owner/property manager has a right to impose fines or even evict the tenant.
Apart from paying the monthly rent; the tenant's duty also comprises of keeping the unit safe and clean. While there is no need for him to pay for normal wear and tear; he must pay for repairs that result due to his negligence or by his abuse of the property.
A tenant must also maintain a clean and safe rental unit, especially in the kitchen and bathroom areas. The Housing Code especially asks the renters to prohibit unhealthy conditions that may attract diseases, rodents and insects and also avoid use of dangerous chemicals and objects and refrain from overcrowding.
Tenants are also required to dispose off their rubbish, ashes, trash, hazardous materials etc in a clean and responsible manner. It is the landlord's job to provide proper containers for disposing these things.
